The rules

On completion  of the bill of sale the buyer has to deposit  10 % of the purchase price within   10  working days  to a lawyer
of his choise in Kenya . The remaining  90 % is to be paid  within 60 days  .

The customer is advised to check the details , particulars of the seller  for accuracy before signing of any bill of sale at  the appropriate Land office .

Shall any party buyer or seller choose  to withdraw  or not keep to the signed agreement ,  20 % of the set value  of the object as  per agreement is to be paid to - PLCLtd.*-  within 5  working days .
The payment of a commission  ( purchase or sale )  is payable  to the - PLCLtd.*-  specified account within 5 working  days  after signing  of the bill of  sale through a lawyer ( Proof is to be effected  through a bank copie  of the transfer bearer.)

The comission amounts  to  10 %  of the purchase price of the object.

In any single contract  the amount of commission  can be agreed  upon by the parties.The commission fee agreed  upon by the parties and has to be payed by the buyer.

The commission fee agreed  upon in any  contract and in the case of  of a rental object  shall be transfered  or paid in cash on the day the renter of - PLCLtd.*- occupies it.

The sale of a real estate or piece of land by -PLCLtd.*- justifies -PLCLtd.*-  to be the sole agent  ( exclusively  in written form ).

In this contract all points are considered  and dealt with  including all parties  that keep to the contract : the -PLCLtd.*- ,the buyer , renter  and the seller . Oral arrangements not in written  form have be validity whatever.

The - PLCLtd.*- starts  with an immediate effect  its task after  signing of the agent contract.

A contract between the seller  and - PLCLtd.*-  shall be exclusively concluded for a period of six month.

Shall be the house or the piece of land  not have been disposed  of by the end  of the  6 month period  , the seller and / or -PLCLtd.*-  have the right to let the contract expire  or prolong it at any  one time for other 3 month. It applies that : a sale carried  out and completely  dealt with by  - PLCLtd.*-  with all rights  and responsibilities shall be  considered  closed.

All requisite  , official  or notarial duties  shall be done  by a resident  lawyer /notar at byers cost.  All completed  documents  or details  at the sale or renting  of the real estate  or piece of land  shall be taken on by -PLCLtd.*-  and by the owner  in written form.

The -PLCLtd.*- will take no responsibility whatever for the  accuracy of these documents . Possible claims  for compesation  can be directly  put to the seller  or Landlord.  Shall be the prospective  buyer wish to see one or more  objects , -PLCLtd.*-  is  ready  to arrange  for accomodation  at the resonable price. .

However -PLCLtd.*-  is in a position to arrange  for  cheaper  hights. Other costs and  expenses shall be met  by the prospective buyer .

Transfer fee  ( for example - Mombasa airport - destination ) shall be paid by the renter of an object. This applies however for  the holiday on offer.

The seller shall pay  ( only the transfer fees  - airport - destination )  after the sale of an object. ( real purchase ) In the case of failure  to purchase  an object  the buyer shall be  liable to pay  this amount even later .

As an agency of holiday offers  the following applies :  The -PLCLtd.*-  will accept no  liability  whatever to damages or any act of God.

All documents from the  supplier will be checked for accuracy  before the are  given to our customer .

Possible claims  for compesation  can be directly  set to the supplier . The -PLCLtd.*-  has the right on behalf  and on instruction  of the undertaking  offering  the sale to accept  the necassary sums.

Any supplementary work on the object  for sale or rent.  Can be claimed only  after reception  of the payable amount  has been anknowledged.

In the case of damage  or theft caused  by the renter shall be carry in the full amount.

We are working on pure  success  basis.

We carry  no liability for any printing  error.
